Challenge
A number of things can happen in an apartment community. A tree can damage a renter’s car. A renter can slip and fall on an icy sidewalk. Maintenance staff can become injured on the job. Incidents like these are covered by the liability insurance policies of the multifamily property management company that owns the apartment community.
For a large multifamily property management company like AMLI, with properties located in cities across the country, keeping track of incidents can become a challenge. Stacks of faxed claim forms can become overwhelming. AMLI needed a centralized way to keep track of incident information and manage its risk.
Expert Object solution
Expert Object developed the Risk Management Incident Tracking system.
The system consists of a custom database and an administrative application. The database serves as a central repository of incident information. The administrative application allows staff to enter incident information into the database. Staff can then use the application to collaborate in tracking incidents through liability insurance claim processing.
The system prioritizes incidents by severity or by due date and notifies staff when an incident requires further attention. The system also features a call log and the ability to store digital images for photographic evidence.
Result
The Risk Management Incident Tracking system allows AMLI to manage liability incidents effectively and efficiently. It is no longer necessary to complete paper forms or send faxes to process claims. Because claims processing is simpler, fewer staff need to handle claims.
